The following process shall be followed when Association Rules and Regulations are violated:
No Anonymous compliants will be accepted or pursued.
Management company representatives and the Trustees may identify violations during normal property inspections or visits. If violations are noted, proceed to Step 5 below.
Residents may report violations in writing to the Briggs property management company.
When a compaint is received by letter or email, the management company will attempt to confirm the violation.
If this is not the first violation of the rule, proceed to Step 7 below. If this is the first violation of the rule, a letter will be sent to the involved resident advising the resident of the complaint and the need to correct the violation as soon as possible. The letter should include a reference to the rule and a reminder that they agreed to comply with the rules when they moved in. The letter will be sent to the appropriate resident.
The follow-up inspection will be performed.
If the violation has not been corrected, the unit owner will be notified in writing that a fine of $25.00 will be levied. The unit owner will be encouraged to contact the Brigs property management company for any clarification on the issue.
If the violation is still not corrected within the allotted time, a certified letter will be mailed to the owner notifying them that a fine of $50.00 has been levied and the fine will recur every day until the violation is remedied. After 30 days the Association attorney will be notified for further action.
The Trustees reserve the right to correct and/or repair the violation at the expense of the applicable unit owner.
The Trustees reserve the right to act immediately upon any violation that is deemed to pose a safety or health risk to the community.
